Selling & letting guide

How to sell or let property in Nigeria

A practical, no-nonsense sequence for owners and agents in Nigeria. LandlordPort puts your property in front of searchers, and you stay in control of the deal.

The four stages

  1. Prepare the property

Clean, repair and photograph in daylight. Wide shots of each room, the entrance and the plot size sell faster than descriptions alone.

  2. Gather your documents

Title documents, survey plan and C of O (where applicable) speed up buyer confidence. List what you actually hold, and never claim a document you do not have.

  3. List with honest terms

State the real price, service charge, availability date and any payment plan. Buyers in Nigeria compare properties side by side.

  4. Show and close

Answer inquiries quickly, agree terms in writing, and use your own solicitor for conveyancing. LandlordPort handles discovery. The transaction is yours.

Stay safe during the deal

  • Never pay a 'booking fee' to a stranger without a written agreement and a receipt.
  • Inspect the property in person (or send someone you trust) before paying a deposit.
  • Confirm the survey matches the plot on the ground. Hire a licensed surveyor for land.
  • Keep every payment record: bank transfer, receipt and signed documents.

LandlordPort does not hold funds, provide legal advice or verify ownership on your behalf. Deals are agreed directly between the parties.

Pricing tips that work in Nigeria

  • Compare at least three similar properties in the same area before setting a price.
  • Show service charge, caution fee and agency fee separately. Bundled prices confuse searchers.
  • If offering a payment plan, publish the initial deposit, instalment size and duration up front.
  • Re-price after 30 days if views are low rather than letting a property go stale.
  • Mark properties as Sold or Rented immediately once a deal is agreed.

After the deal

Once tenants move in, run it from your workspace

Leases, rent records, receipts, ledgers and maintenance tickets are managed from your landlord workspace. LandlordPort stays focused on getting your property found. Sign in to run the rentals side from one place.
